*Acquire tenants in a rapid and aggressive manner using multiple marketing strategies.
*Quality perspective tenants with complete credit, employment and rental history (We use Transunion fro credit checks.)
*Perform timely rent collection and if necessary initiate collection efforts.
*Pay mortgage, homeowner’s association dues, utilities, property taxes, sewer, etc. as requested/needed
*Effect any necessary repairs in a timely and professional manner. All repairs are done by a pre-qualified licensed, bonded and insured contractor.
*Provide owners with a monthly accounting of their property, also a year statement and applicable tax forms.
*Handle any property/tenant problems. Interface with insurance companies, city departments, police, etc…
*Effect evictions, go to court, handle and monitor forced move-out process.
*Perform normal move-outs Make determination of Security Deposits refunds according to Florida Statue guidelines.

MARKETING
Signs: We place signs on the property and in other busy locations that point towards your unit.
MLS: We use the MLS to alert approximately 10,000 other Realtors that your property is available. There is a referral fee involved when an outside source brings a tenant in, it’s better than vacant property.
Newspapers: We customize each advertising program to each owner’s wishes. We recommend placing ads on M-W-F during the 2nd half of the month to save money while also being highly noticed.
Internet: We market your property not only on our website, but on many other free internet advertising sites… the internet is huge these days!
